Tumbi founded AQUA Properties in 2005, before transitioning into a fully-fledged real estate development entity in 2010. It operates in Dubai and has a development portfolio exceeding $1 billion, having completed 1,267 residential units while still building over 2,100 others as of 2025. In November 2025, AQUA unveiled The Central Uptown in Arjan. Its flagship projects include The Central Downtown in Dubailand and Tumbi Hotel in Palm Jumeirah.
